Property purchase costs in Türkiye in 2026

The advertised price is the starting point. Before paying a deposit, request a cost estimate for the specific property: who is selling, what the price includes and which payments remain after handover.

Property transfer fee

For a standard sale, the tapu harcı is 2% each for buyer and seller — 4% in total. It is calculated on the declared actual transaction value, which must not be below the property tax value. This does not permit an arbitrary understatement of the price in the documents. The parties should agree in advance how the costs will be shared.

What else to include in the estimate

  • Land registry service fees and any additional charges applicable to the transaction.
  • Document translation, an interpreter, a power of attorney or notarial services, where needed.
  • Bank charges and currency conversion terms.
  • Insurance, new or transferred water and electricity accounts, and internet.
  • Agency fees and legal support: the services included and payment terms.
  • For a new development, clarify VAT, included fittings and handover costs separately.

Running costs after purchase

Ask for the aidat — the complex's maintenance fee — the services it covers and any planned major works. Also allow for taxes, insurance, appliance maintenance and possible repairs. Furniture costs should be based on an agreed item list rather than a single headline estimate.

Compare the total commitment: property, purchase costs, preparation for use and ongoing maintenance. Ask for the calculation date, currency and the party responsible for each payment. This lets you compare two properties with the same asking price fairly.

Buying an apartment in Türkiye: checks before a deposit

Good photos help you choose a property to view. A purchase decision should follow a review of the documents and the property itself. Here is the sequence of checks we recommend for your search in 2026.

1. Match the apartment to the documents

Request the TAPU details and check the address, plot, independent unit number and owner. Have a specialist check current mortgage entries, seizures and other restrictions. A preliminary agreement alone does not transfer ownership; registration at the land registry is required.

2. Inspect the apartment and complex

Check for damp and examine windows, electrics, plumbing, lifts and common areas. See whether the advertised facilities actually operate. An indoor pool in a photo and one that works in winter are different things. If you have doubts about the building's technical condition, involve a qualified specialist.

3. Ask the management company

  • How much is the aidat and what does it cover?
  • Are there outstanding debts attached to this apartment?
  • What works and additional charges are planned?
  • When do the pool, spa, security and shuttle services operate?
  • What rules apply to renovation, occupancy and renting?

4. Agree on payment and the documents required

Foreign individuals purchasing property are required to obtain a bank document confirming the sale of foreign currency — Döviz Alım Belgesi (DAB). Agree on the payment process and document requirements with the bank and land registry before transferring funds.

Before paying a deposit

Record the property, price, included furniture, handover dates and refund terms if the checks reveal a problem. Discuss unclear contract clauses with an independent lawyer in advance.

Separate checks are needed when buying for residence, citizenship or tourist rentals. An attractive apartment does not itself establish eligibility for these purposes.

Turkish residence permits and citizenship in 2026: different purchase goals

Before choosing property for an application, define your goal: using a home on visits, relocating or applying for citizenship through investment. This determines the checks needed for the property and transaction.

Citizenship through property investment

On the review date, Türkiye's official investment portal states a threshold of at least US$400,000 or the equivalent in foreign currency, and a restriction on resale for at least three years. Meeting the value threshold is only part of the conditions; citizenship decisions are made by the state authorities.

Listings are often priced in euros, but converting that amount into dollars is not enough. Before paying a deposit, check the property's and transaction's eligibility, value evidence, payment documents and the procedure for registering the no-resale commitment.

An owner's residence permit is a separate procedure

Göç İdaresi provides for short-term residence permit applications by homeowners; the property must be residential and used for that purpose. Holding a TAPU does not mean automatic approval. Current additional requirements concerning value, address and documents must be checked for the specific case before purchase.

Applications are made through the official e-İkamet system. The documents depend on the basis of the application. Do not choose an apartment solely on a promise of a guaranteed permit, or assume that buying land has the same effect as buying a home.

Renting out an apartment in Türkiye in 2026: permits and realistic calculations

Buying to rent out starts with two questions: which rental format is available for the apartment, and what remains for the owner after costs? A peak-season nightly rate answers neither question.

Tourist rentals of up to 100 days

Tourist letting for 100 days or less per agreement requires a Ministry of Culture and Tourism permit. Listings must display the permit number; property and guest-registration requirements apply. Permit applications are submitted through e-Devlet.

Check the building rules and required documents before buying. Ordinary apartment buildings generally require unanimous approval by the owners; special conditions apply to certain property categories. A permit for a different apartment or a manager's promise does not replace checks for your property.

How to calculate the result

Prepare a monthly plan covering high and low seasons, your own holidays and possible vacancies. Deduct platform and management fees, cleaning, utilities, aidat, repairs, insurance and applicable taxes from the revenue.

An illustrative example, not a market forecast

If annual revenue is €10,000 and annual costs are €4,000, €6,000 remains. On a total investment of €120,000, that is 5% a year. The result depends on actual occupancy and a complete cost calculation; the example does not promise a return.

Questions for a property manager

  • Who handles permits, guest registration and payments?
  • How is occupancy documented and which costs does the owner pay?
  • Who handles repairs and checks the apartment after guests leave?
  • Can you see an anonymised full-year report for a comparable property?
